To help you understand our concept of ReDevelopment we want to educate you to how we visualize the South West Florida Market.


Many of you have read headlines claiming the Florida Market has crashed and homes are being bought at ridiculously low prices. It is true that there are great buys in Florida and now is the right time to buy, but the “buy a house for next to nothing” days have passed. We are coming back.


The development of the Cape Coral area began in the late 1940’s after World War II. Look for the two books written about Cape Coral in the ‘Additional Links’. Most of the improved Real Estate in Cape Coral is from the 1950’s’ to present and represents an ‘evolution of architecture and design’.


Because of the number of properties for sale, the condition, the age and ‘The Three Parallel Markets’ (go to Additional Links for more information) investors have come into the market to buy low and sell high. Every Investor imposes his own standards on himself and his product. We break those Standards into three categories:

 

  1. The Flip:  Maximize return, minimize investment. Do as little as possible and sell the property.
  2. The Rehab: Some thought to improving some features of the property, for example lighting fixtures, countertops making it shine like a used car and selling it.
  3.  The ReDevelopment: Correct any Internal or External Obsolescence’s which includes but is not limited to:
    1. Kitchens
    2. Baths
    3. Plumbing (replace copper or polybutalene piping, fixtures, valves)
    4. Electric (update or replace, fixtures, fans)
    5. Flooring (remove tile and carpet and replace)
    6. Windows and Doors (replace as required)
    7. Roofing (repair or replace as required)
    8. Painting (interior and exterior as required, repair stucco as needed)
    9. Trim (update as required)
    10. Pool and Equipment
      1. Repair and clean
      2. Install new pool, lanai, cage
    11. Docks and Lifts
      1. Repair as required
      2. Install new
